Valuation Fee:

This is instructed by ClosedBridgingFinance and paid direct by the customer to the valuers firm. We obtain a fixed price quote from the Surveyor.

 

Our Solicitors Fees:

Only payable once we have agreed commercial terms with you.

Budget £1,500 excluding VAT and disbursements to cover our Legals fees inc. debenture, personal guarantee, discharge, Lease review, TT/CHAPS and disbursements. If lending to an individual the fees will be less.

 

Your Solicitors Fees:

You are responsible for these. We recommend that you use a solicitor who is familiar with commercial transactions, preferably having worked with bridging lenders otherwise you may experience delays.

 

Arrangement Fee:

Typically from 1% x Gross Loan, deducted from the loan advance and paid at redemption. If a broker has introduced you this will be deducted from the loan advance.

 

Exit Fee:

Typically from 1% x Outstanding Loan Balance, deducted from the loan advance and paid at redemption. In some cases it is not applicable.

 

Monthly Interest::

We can arrange Bridging & Development Finance Loans from as low as 0.50% per month with low gearing. Loans provided by Closed Bridging Finance are Typically from 1.25% per month x Gross Loan, deducted from the loan advance and paid at redemption.
